Your comment is only true to the extent that they could still join the MLS, which is not true for most of the country. This requirement that you must be a REALTOR to join your MLS must end.

You don't need to be a REALTOR in California to belong to the MLS but it is likely your fees will be higher to be a non-member of the MLS. Then you have to deal with lockboxes since ours are not managed or owned by our MLS and of course access to the forms again not controlled by the MLS

As I said, this is not true for most of the country. Only in a few states, like California, is it illegal to tie the two together. In terms of higher fees, that is an admission that most local REALTOR associations cannot exist financially without the revenue from the MLS. You do not need to be a REALTOR to purchase and use Zipforms.

The cost of ZipForms for non-members is well over $1000 per year again far exceeds the cost of membership. In California many MLS' are not owned or operated by local associations but you are correct about how many do rely on the MLS for additional funding to run their local associations

Michael. Yes, the cost of Zipforms is set by design to cost more than annual REALTOR dues, but it is still obtainable without being a REALTOR, which was my point. The vast majority of MLSs in California may not be operated by a local, but are considered owned or are considered "association affiliated". CRMLS is one of those. Either way it's moot to this discussion, except for the fact that the MLS revenue is often more than 50% of the total for a local. Also, keep in mind that we're talking about a national perspective, here, not just California, and disconnecting the MLS from the REALTOR association is long over due...they should each stand on thier own.

Did you even read the cases? I am a

full blooded, one hundred percent atheist. Wilson was found guilty of reposting a bible verse in 2015 - about marriage. Horrible.

His case is the poster child of NAR overreach.

Good riddance to the speech code!
