Clearly, this a case where the technical innovation has developed quicker then the rules and regulations. In looking at the IDX rules section regarding Control, what Zillow and OpenAI have done could be considered allowable under that section -- it's certainly up for interpretation. However, only the few very large MLSs will have the chutzpah and enough resources to consider challenging Zillow on this. The vast majority of the MLSs will be just hoping this goes away somehow. This lack of action could empower other brokers. It's a slippery slope. Would love to hear from Ed Zorn. As a side note, much has been said about future consolidation amongst brokers in response to the Compass acquistion of Anywhere. I would say the same thing about MLSs -- they also are going to need to size-up to have the sophistication and resources to interact with what will likley be mostly VERY large broker participants in the future.

I wonder how Chat GPT de-duplicates? What are the criteria it uses to select which duplicate property it displays on its list? Does it have an "Authoritative Source?"

I found an AI expert who "gamed" Zillow's ChatGPT app with a ChatGPT prompt that rewrites property descriptions so they appear at the top of Zillow/ChatGPT buyer searches for similar properties. It actually works. (Rob - fascinating video - ChatGPT as an operating system - being an attorney, I see that opening many legal doors for OpenAI.)

Slight tangent—but this is exactly why the pro-CCP argument is crumbling. AI doesn’t care about the MLS. It’ll surface listings from anywhere—private networks included. The “everything in the MLS = transparency” logic? Outdated and misguided.

Maybe. But I specifically asked ChatGPT for private listings. It sent me to Compass and IS Luxury. So… make of that what you will.

I am thinking more long term. If more private network emerge many will be connected via various sources: nothing online is “private”

Interesting that there is a Zillow plug in, but not a Redfin plug in. Seems like all big brokerages will watch this and try to follow suit to get their own "app" added to ChatGPT
